Can you really retrofit existing buildings for less?

Here's an open secret among smart building companies:

There's more than one way to green a building.

Some approaches are 10x more expensive.

Some are easier to setup at the beginning, but cannot scale.

Some work fine when they are new, but maintenance can be backbreaking.

It can be challenging to learn what would work for your building. 

In such situations, sometimes some guidance from trusted organizations can help.

Incentive scheme for retrofits

In March 2021, Building Construction Authority (BCA) launched the Singapore Green Building Masterplan (SGBMP) to set out the environmental sustainability ambitions and targets to accelerate the transition to a low-carbon Built Environment. As part of the SGBMP, BCA introduced the $63-million Green Mark Incentive Scheme for Existing Buildings 2.0 (GMIS-EB2.0) on 30 June 2022, with the objective to raise the energy performance of existing buildings and step up the pace to green 80% of our buildings by 2030.

GMIS-EB2.0 supports up to $1,200,000 in grant funding based on the Green Mark certification rating and the extent of carbon emissions reduction achieved through Energy Improvement Works.

And if you'd like to retrofit your building for less, you may have come to the right place. 

What is required

You need a solution that meets the requirements for the incentive scheme. 

It used to be that passive technologies would do a large part of the work to get a building to Green Mark. But with the new requirements, an integrated Energy Management and Control system plays a key part to meeting them. 

This means your building needs more than a simple energy monitoring system, to being able to control your ACMV and lighting systems.

This involves advance building control strategies, including demand-driven energy usage while ensuring occupant comfort. In simple terms, this means the aircon and lights use isn't wasted when no one needs it. 

The challenge

Most building systems, eg. air con systems, are designed in silo.

This means they are not designed to communicate directly with other systems eg. occupancy systems, air quality sensors.

If you ever wonder why you're freezing in one corner of the office, while sweating in another, the reason is your aircon system probably isn't taking in information about the actual temperature of your environment. Your air con system isn't talking to other systems.

And of course, this means more energy wastage.

This is especially so for older buildings.

Solution

There are solutions out there that can solve this problem.

However, these are mostly integrated solutions from hardware vendors who build proprietary systems for their hardware.
While they work, they don't play well with other vendors. This means, in most cases, you'd probably have to write off the investment in your existing building systems.

This is not acceptable to most building owners.

A client that went through a building retrofit is DBS, whose DBS Newton Green is the first net-zero building in Singapore by a bank.

The 30-year-old, 4-storey office DBS building was retrofitted with innovative technologies and design features, including over 1,000 square metres of solar panels on its rooftop, self-powered solar air-conditioning systems, exhaust fans and lap-posts. Collectively, these technologies reduce its energy consumption by 70%.
